Whether a storm soaked your floors with two feet of floodwaters, you left your bathtub faucet running, your water pipes burst, or a fire left you with a house full of water, you have water damage and you need to take immediate action. One of the most expensive things you can do when you have water damage is not take appropriate steps to properly handle the damage because you fear it will be too expensive.
Repairing water damage doesn’t always have to be costly when you act quickly. It’s also important to consider that water damage can dramatically lower the value of your home when you go to sell. Even more importantly, if you don’t remedy water damage properly, mold will develop that can risk the health of you and your family.
If you’re looking at soaked carpeting, drenched drywall, sopping wet ceilings, or a flooded basement, here’s an action plan that will help minimize the damage and the cost of cleanup if you want to go it alone. However, the best (and fastest) remedy for repairing water damage is to contact a professional.
1. Get everyone out of your home if it presents an immediate danger.
2. If possible, turn off the water source, such as with an overflowing bathtub.
3. Call the fire department to ensure your home is safe. If it’s safe to be inside and you know how, turn off the electricity at your breaker box and turn off your natural gas connection, or have the fire department do this for you.
4. Look for signs of danger or structural damage before going any further.
5. Take plenty of pictures from all different angles for insurance purposes before removing the water.
6. Carefully remove the water with either buckets or a pump. A wet/dry vac works well for collecting small amounts of water.
7. Shovel out the muck and hose down any silt.
8. Take more pictures now that the water is out.
9. Remove the furnishings and flooring. Clean your furniture and let dry thoroughly. Flooring is difficult to save, especially when flooded with contaminated water like river water or sewer water. You may be able to save your flooring if you were flooded with clean water and it’s bone dry within 24 hours. If not, rip it up.
10. If your ceilings are soaked, place buckets on the floor and then punch a few tiny holes in the ceiling to release any trapped water.
11. Drywall and other types of wall materials typically don’t dry very well, so if your walls are soaked, it’s usually best to rip them out to avoid mold, especially if they aren’t totally dry within 48 hours.
12. Getting everything dry within 48 hours is critical to preventing the development of dangerous mold. To dry out large areas, close everything off and set up fans and dehumidifiers.
13. When possible, run fabrics like curtains, throw blankets, and small rugs through a hot washing machine cycle and dry thoroughly.
14. Once all of the water is collected and every area affected is 100% bone dry, it’s time to take more pictures and then put your house back together, including replacing walls, ceilings, and flooring, in addition to patching, painting, and replacing furniture.
